About Pembroke Capital Inc.
Founded in 2007, Pembroke Capital Inc. seeks superior risk adjusted returns investing in office, industrial, retail and net lease real estate. Pembroke seeks to invest in assets where the location or lease structure limit the negative impact of changes in market conditions. Pembroke also works with public and private owners and lenders to structure investments to meet a wide range of financing and refinancing requirements. Pembroke is committed to capital preservation through fundamentally conservative underwriting and capital structures.
Cash flow is the foundation of real estate value. Real estate is a cyclical asset class that requires the ability to recognize when properties are under or overvalued in relation to their long term ability to generate strong, predictable cash flow. Continuous changes in supply, tenant demand, infrastructure, the economy and capital markets intersect to create opportunities and risks. Successful real estate investment requires the ability to understand and anticipate these shifting opportunities and risks, investing when markets are in disequilibrium and recapitalizing when market conditions are favorable.
An appropriate investment structure minimizes risk to capital while providing the opportunity to realize value. Through disciplined investment and active asset management, Pembroke leverages its capital markets expertise, understanding of tenant requirements and ability to assess markets, to deliver results.
John Vander Zwaag, Founder and President of Pembroke, has completed over $3 billion of transactions in the United States and Canada over his 25-year career. He has assembled and managed nationally-focused acquisitions, asset management and investment banking teams for four organizations. Most recently, John was Executive Vice President at Lexington Realty Trust (NYSE-LXP), responsible for portfolio and asset management. In this capacity, he managed a 59 million square foot portfolio of 365 properties in 44 states, with a market value in excess of $6 billion.
With operations in Philadelphia and Dallas, Pembroke utilizes a regional organizational structure and a network of long term relationships with premier property and capital markets service providers to efficiently underwrite, finance and manage properties in multiple markets. Pembroke's Dallas operation is managed by former Lexington executive, Steve Wallentine.
